| I think that the recent (small) positive sentiment has taken a hit in the past month or so, and markets have fallen, but there are lots of big investors with cash positions who don't want to be the one to miss out on the next big push. I expect to see bigger volumes in the new year, and sectors that have been depressed due to adverse sentiment will be in favour. It won't take much good news to raise the commerial property sector. All speculation, but if I had certainty, I'd be a millionaire by now. By DawnyR |

| hiya I am a holder for the last 12 months so hurting a bit still on current price. Im interested to know what supports your statement? Naturally I would be delighted if Landsec go past £7.50 which is my breakeven point but I am still concerned that Commerical prices are still high and rental yields under pressue with defaulting tenants. thanks Commerica By commercia |

| Which is just as well, because there is a massive glut of unlet residential property together with the fact that the house price to incomes ratio is still close to 5, when the 100 year average is 3+. Which way do you think house prices will go in the next 5-10 years? Simple mathematics! In fact it's not so simple - if interest rates rise, which could be an immediate effect of a fall in government bond prices as yields have to rise to attract more buyers of the bonds to meet government debt. When this happens (not if) and taxes increase, we will see a further squeeze on disposable incomes and less money available for property purchases. Japan had an asset bubble not too disimilar to the UK in 1989. Japan has a tight land situation and the same arguments of shortage of property were used. What happened to residential property in Japan over the next 20 years? - (lost 2 decades) - I think it fell 75%. It's a pretty bold assumption that the UK residential property market will recover in a quasi cyclical fashion that we are so used to. If commercial property is being destroyed because of extraneous business rates introduced by an unthinking Mr Brown, we can only hope that the impact will be positive on the commercial side for those that remain. | Has anyone read this book? It was mentioned to me and I bought a copy, together with a copy of What Happens Next. Having read both over the weekend, I can only suggest that investors, and anyone in business, should read it. There are some very interesting takes on the property sector, albeit mainly residential.
